Defects and Snags

SNAGS are defects which happened because of bad workmanship or poor quality material.

I will compile a list of all the defects in your new home which the contractor must attend to before you take occupation. I do my inspections in terms of National Building Regulations and NHBRC Guidelines and also ensure that your house is built according to the approved plans.

Some contractors are well aware of the defects, but will try to hide them, or expect you to find them.

Alternatively I will accompany you on the day of the handover.

The contractor must attend to all the items before you move in.

Many home buyers have been convinced by contractors that certain defects are the norm, and accepted in the industry. The only norm that you should accept is good workmanship.

Certain contractors are well aware of some of the defects and will try to hide it from the buyer.

Remember you only have 90 days after you have taken occupation to bring any defects to the attention of the contractor.

Some contractors want to repair the snags during the maintenance period and treat it as such which is not the case, it should be rectified before occupation date. Some defects should be treated with discretion, it is not practical to remove a door frame which is out of plumb or break a wall down at this late stage. This can be seen as a construction fault due to a lack of supervision and not a defect.

I will advice you on how to handle this with the contractor.

I will also  meet with the builder as your representative and then do an inspection to ensure that all snags were fixed according to building regulations.
